Three-car garages concentrate in homes of 2,200 square feet and up, most built after 2000, with both full three-bay and tandem configurations (tandem bays fit a third car but suit workshops and storage even better — check the listing detail). Expect the feature bundled with four bedrooms and larger lots, typically from the mid $400s upward in current inventory, and standard on many new-construction plans as an option or inclusion.
Hunt Club and Churchill Club’s move-up sections carry the densest three-car inventory, followed by the larger plans across Oswego’s south and west sides. On new construction, Sonoma Trails and Piper Glen both offer three-car options on select plans and lots — often the smartest structural option on the sheet, because it can’t be retrofitted later on most lots.
Inspect the garage like living space: door condition and opener age, electrical capacity (a 240V circuit matters for EV charging and shop tools), insulation and drywall status, and depth — a nominal third bay that’s 18 feet deep won’t hold a pickup.
