Expect custom and semi-custom single-family homes, mostly 2,600–4,700 square feet on one to one-and-a-half acres. Schaefer Woods homes from the 2000s–2020s have been closing in the $540s–$570s; Deer Ridge customs south of the river have reached the high $600s; and Solitude Lakes’ gated lakefront properties have traded from $500K up. Three-car garages, side-load layouts, and genuine privacy are the norm rather than the upgrade.
School district and jurisdiction are the fine print at this tier: Schaefer Woods feeds Yorkville CUSD 115, Deer Ridge feeds Sandwich CUSD 430, and Solitude Lakes is a private gated road with its own association — three different setups within one zip code. Several of these areas are unincorporated Kendall County, which changes taxes, wells, and septic. None of it is a problem; all of it belongs in your offer math, and we walk through it property by property.
Standard conventional financing covers this band, but appraisals deserve attention — comps are scarce, so an appraiser unfamiliar with western Kendall County acreage can miss. Budget for well and septic inspections where applicable, review association covenants on gated and acreage communities, and on newer customs confirm what’s warranted versus builder-grade.
