Hunt Club Condos on the east side — two 43-unit elevator buildings from the late 1990s with underground parking — recently traded from $218K to $368K with fees of roughly $290–$540 a month. Wildrose Springs west of Route 31 offers 1980s–90s units, and downtown buildings add boutique inventory including true luxury product. Fees generally cover exterior, water, lawn, and snow.
Location drives everything in this market. Downtown units carry a premium per square foot because the lifestyle is the product — walk to dinner, the Arcada, the farmers market. East-side buildings trade on practicality: elevators, underground parking, and space per dollar. Renters converting to ownership and downsizers leaving large St. Charles homes compete for the same limited stock, which keeps well-priced units moving.
Condo diligence is association diligence: confirm warrantability with your lender early, review reserves and meeting minutes, and ask about upcoming special assessments — elevator buildings in particular carry big-ticket maintenance cycles.
