Bristol Bay is the community most buyers picture when they think of amenity-rich living in Yorkville. Centex built it out in phases on the north side of town at Route 47 and Galena Road — the bulk of the neighborhood went up between 2006 and 2009, and the builder returned to finish the final single-family sections by 2024. The finished product is one of Kendall County’s largest master-planned neighborhoods: about 354 condos, 220 townhomes, and 207 single-family homes organized into sections, each with its own homeowners association.
Every resident gets access to the community clubhouse, outdoor pool, and exercise room, and the neighborhood wraps around Bristol Bay Regional Park — 50 acres with 14 soccer fields, a baseball diamond, sand volleyball, a skate park, a sledding hill, and paved walking paths. Bristol Bay Elementary sits inside the neighborhood itself, and Raging Waves, Illinois’ largest waterpark, is directly across Route 47.
For buyers, Bristol Bay is Yorkville’s value entry point. Condos start in the high $100s, townhomes run in the mid $200s, and single-family homes top out around $425K — all with access to the same amenity package. That spread also makes it one of the few Yorkville neighborhoods where first-time buyers, downsizers, and investors are all shopping at the same time. Homes here turn over steadily, so new listings tend to move quickly when they’re priced right.

Most Chicago commuters drive to the Metra BNSF line in Aurora or Route 59 (25–35 minutes) for express service to Union Station. Driving door-to-Loop runs about an hour outside rush hour.
