Custom construction rather than production luxury: individual builders, varied floor plans, three-car garages, and land measured in acres, not feet. River-access properties carry dock and water rights on this quiet stretch of the Fox—an amenity that in Geneva or St. Charles money struggles to buy at twice the price. Expect private well and septic, LaSalle County addresses on much of Belle Rive, and taxes in the $7K–$10K band.
Millington is a three-quarter-square-mile village on the Fox River where Kendall meets LaSalle County, two miles north of Newark and about ten minutes south of Plano. The market splits three ways: the historic village core (Fowler, Sycamore, Bridge, and Church Streets), the Belle Rive custom-home enclave on two- to three-acre lots across the river, and unincorporated township acreage in every direction. The luxury story concentrates at Belle Rive on the northwest bank—built out through the 2000s and 2010s, roughly two dozen custom homes, no HOA—plus scattered estate parcels in the surrounding townships where A-1 land allows horses and outbuildings.
In a segment where two or three homes trade a year, the comp set is everything—portal estimates blend these customs with $160K village homes and produce nonsense in both directions. We price against actual Belle Rive and river-corridor closings. Confirm dock and water rights in writing, inspect wells and septics sized for larger homes, and verify the county: much of Belle Rive files in LaSalle, which changes the tax math in your favor more often than not.
Belle Rive sales history shows patient appreciation—homes that closed in the $400Ks a decade ago now trade in the $600s and $700s—but exits are slow in a thin market, so buy for the decade, not the flip.
