Expect homes marketed as updated, renovated, or turnkey: kitchens redone within roughly ten years, baths refreshed, newer roofs and HVAC, and neutral, current finishes. The strongest examples pair cosmetic updates with capital ones — a home with a 2022 roof, 2023 furnace, and 2020 kitchen is genuinely move-in ready; a home with new quartz over a 1995 furnace is staged, not updated. And run the alternative math: sometimes the original-condition twin at a discount plus a planned renovation beats the turnkey premium, sometimes it doesn’t.
