Attached options at this number are larger and newer than what $400K buys closer to the city. It’s the busiest, most competitive slice of the market, and the one where preparation pays off most.

Expect three- to four-bedroom homes between roughly 1,200 and 2,400 square feet. The late-’80s-to-’90s subdivisions—Cobbler’s Crossing, Eagle Heights, Valley Creek—dominate the detached inventory, with two-car garages standard and basements common. Century Oaks adds 1960s–80s stock with mature trees, and the east side contributes older homes with more character and more variance in condition. Well-kept homes with updated kitchens and mechanicals draw multiple offers; roughly half of Elgin sales close at or above list.
Geography matters in this range. The northeast side (Cook County) offers the newest-feeling stock for the money but a different tax structure; the Kane County east side balances price and proximity to downtown and the three Metra stations; and the near-west neighborhoods off Randall Road get you closer to the retail corridor.
