Expect the three-car inventory to skew larger and newer: mostly 2,200–3,900 sq ft two-stories built since the mid-’90s, from the mid $400s upward. Configurations matter—true three-bay doors versus tandem third bays that fit a car but function better as storage or shop space. Some far-west plans offer four-car options. Driveway width, ceiling height (for lifts), and 220V service are the details that separate a garage that stores cars from one that works as a shop.
Because three-car garages track the far-west communities, this search overlaps heavily with the $500K–$750K band and Central 301 school territory. The exceptions worth watching: Copper Springs and Shadow Hill deliver occasional three-car homes in the $400s–$500s, and the custom enclaves’ garages can run to genuine outbuilding scale. Confirm the third bay is real—tandem bays and “2.5-car” garages get optimistically listed as three-car. If you’re running equipment, check the panel capacity and whether 220V exists or can be added. Three-car homes hold value well because the feature can’t be retrofitted onto most lots—when they list at fair prices they move at the market’s standard pace of about a week to pending.
