Lincoln Prairie by Del Webb is Aurora’s 55+ active adult community — 500+ new ranch homes on the far southeast side, from about $402K, built around a 17,600 square foot clubhouse with indoor and outdoor pools and pickleball.
Lincoln Prairie is the community that ended a 15-year Del Webb absence from Chicagoland — announced in 2021, opened with six models in late 2022, and still actively selling in mid-2026 with roughly 550 homes built and a fourth phase of 90+ homesites approved by the city. It sits on Aurora’s far southeast side, south of Wolf’s Crossing Road and east of Eola, with the sales center at 3243 Del Webb Boulevard in Will County’s Wheatland Township. This is an age-restricted 55+ community under Del Webb’s active-adult model.
Every home is a ranch, across three GenYou collections: Scenic (1,502-1,595 square feet, two beds, from about $402K), Distinctive (1,646-2,026 square feet with dens, roughly $464K-$500K), and Echelon (2,213-2,754 square feet, up to three beds and three-car garages, about $573K-$604K base). Resales now supplement new construction, generally trading from the low $400Ks to $600Ks. The HOA runs about $360 monthly and covers lawn care, snow removal over two inches, periodic driveway seal coating, and the amenity campus.
The campus is the point: a 17,600 square foot clubhouse opened in 2023 with fitness center, studio, billiards, and social spaces, plus indoor and outdoor heated pools, four pickleball courts, tennis, bocce, fishing ponds, walking trails, a community garden, and a full-time lifestyle director programming the calendar. Note the adjacent, similarly named Lincoln Crossing is Pulte’s separate all-ages community at the same intersection — buyers and comps should not confuse the two.
