The Wheatlands is where far-southeast Aurora’s move-up market lives: a late-1990s community in Will County’s Wheatland Township, west of Eola Road and south of 87th Street, built out between roughly 1997 and 2004. On MLS sheets it appears as a family of section names — Summit Chase (built by Summit Development Group), Summit Fields, Waterbury, the Reserve, Columbia Station — plus Ogden Pointe at the Wheatlands, the Concord Homes townhome section added between 1999 and 2006. It is one community; we search all of it.
Singles run from about 1,600 to 5,700 square feet with three to six bedrooms across more than twenty floor plans, and recent sales have ranged from the mid $400Ks to $650K depending on section, size, and lot. Ogden Pointe townhomes trade around $290K-$320K with monthly fees of roughly $260-$340 covering exterior maintenance, snow, and trash. Single-family dues, by contrast, are modest — reported around $17-$33 a month equivalent, with some sections billed annually — which keeps carrying costs attractive against comparable Naperville and Plainfield product.
The draw is the combination of newer-era housing stock, ponds and parks threaded through the plan, and the District 308 corridor — The Wheatlands Elementary carries the community’s own name at its edge, and the neighborhood feeds Oswego East High School under current boundaries. Buyers should not confuse this community with D.R. Horton’s newer Wheatland Crossing subdivision elsewhere in Aurora; the names are close, the products are not.
