Oakhurst is east Aurora’s workhorse master plan — roughly 1,200 single-family homes and 720 townhomes across 17 neighborhoods on 700 acres, with a lake, trails, and a members-only pool club, next to the Oakhurst Forest Preserve.
Oakhurst is the neighborhood I use to explain east Aurora to relocating buyers: a 700-acre master plan south of New York Street and east of Eola Road, built primarily by Kimball Hill Homes between 1989 and 1999, with roughly 1,196 single-family homes and 720 townhomes spread across 17 named neighborhoods. It delivered exactly what the 1990s master plan promised — connected streets, a central lake, parks and ball fields, and the Waubonsie Creek Trail threading it all together — and thirty years later that infrastructure is mature and paid for.
The housing stock covers real range: singles from about 1,400 to 4,000 square feet with two to five bedrooms, and townhome sections from roughly 1,150 to 1,500 square feet. Recent single-family closings have run from the $440Ks to the low $700Ks with the median in the low-to-mid $500Ks, while townhomes trade from the high $200Ks to the low $300Ks. Association dues vary meaningfully by section — from nominal annual fees in some single-family neighborhoods to $400+ monthly in townhome sections that include exterior maintenance — so we confirm the exact structure on every listing.
Two clarifications save Oakhurst buyers headaches. First, Oakhurst North is a separate adjacent subdivision with its own builders, HOA, and partially different school feeders — do not mix comps between them. Second, the members-only Oaks Recreational Club pool is a membership amenity rather than an automatic HOA benefit. Both are exactly the kind of local detail that listing portals blur and we verify as a matter of course.
