Live Maple Park listings updated daily from the MLS — plus what local buyers should know before making a move.
Maple Park has exactly one production-builder community — and it’s a real one. Lennar is actively selling at Heritage Hill Estates on the village’s north side, building five single-family floor plans from 1,866 to 2,607 square feet priced from about $440,990 to $467,990. It’s the continuation of a neighborhood Shodeen began in the late 1990s, so you get new construction inside an established community with mature streets rather than a bare-field startup. The other path to new here is the classic one: buy a lot, hire a builder, and build custom on acreage.

Lennar’s current lineup at Heritage Hill Estates runs from the Siena II (3 bed, 2 bath, 1,866 sq ft) through the Meadowlark, Starling, and Townsend to the Wren (4 bed, 2.5 bath, 2,607 sq ft). Expect included-features packages typical of production building, with lot premiums and options determining your final number. The community sits north of Route 38 and west of County Line Road, within the Kaneland school district — verify assignment per address as always.
Heritage Hill Estates is the obvious comparison shop against Lennar and other builders’ communities in Elburn, Sycamore, and Pingree Grove — and Maple Park’s pitch is price and setting: comparable square footage typically costs less here, and the town around it is quieter. For custom builds, buildable parcels from the $40Ks and acreage lots beyond give you options production communities can’t touch. Several recent Maple Park sales were exactly this: land first, custom build second.
Builder contracts are not resale contracts — earnest money, deposit schedules, and change-order terms all differ, and the builder’s sales agent represents the builder. Bring your own representation; it costs you nothing and we negotiate incentives (rate buydowns, closing costs, design credits) that unrepresented buyers routinely leave on the table. On custom builds, we help sequence lot purchase, builder selection, and construction financing so nothing stalls.
New construction pricing moves with incentives more than list prices — the advertised base can stay flat while the real deal improves through rate buydowns and included options. If you’re comparing Heritage Hill against builder communities in neighboring towns, compare the full package: lot premium, options, incentives, taxes, and the county line all shift the math. We run that comparison for clients regularly.
