Live Millbrook listings updated daily from the MLS — plus what local buyers should know before making a move.
Straight talk from a local broker: Millbrook has essentially no condos. This is a 277-resident village of detached homes and acreage on the Fox River, with a median lot size over an acre and no attached-home associations in the village. If a condo ever did list in the Millbrook area, this page would show it the day it hit the MLS — but no buyer should plan around that. The realistic version of this search is one of two moves: a condo in a nearby town with actual association inventory, or an occasional modest detached home in the wider Millbrook-Newark area at a condo-like price.

If your budget is condo-range for this part of Kendall County (roughly $150K–$250K), the real inventory sits 10–20 minutes away: established condo associations in Yorkville and Plano, generally 1,000–1,600 square feet with association-covered exterior maintenance, lawn, and snow. Yorkville’s options cluster along the Route 47 corridor; Plano’s trade at some of the county’s most accessible prices near its downtown and Route 34. Both are an easy drive back to Millbrook’s river, canoe launch, and Silver Springs trails whenever you want them.
Millbrook’s geography explains the zero-condo reality: a 1.85-square-mile village in Fox Township, deliberately incorporated in 2002 to preserve rural riverfront land, ringed by unincorporated acreage and bordered by Silver Springs State Fish and Wildlife Area. There is no sewer-served multi-unit zoning story here and no developer pipeline. Yorkville, about 7 miles east, is the closest town with consistent attached-home inventory; Plano follows close behind on Route 34.
For any condo purchase nearby, confirm the association is warrantable with your lender early — it determines which loan programs apply — and review the fee, what it covers, reserves, and any pending special assessments before you offer. FHA works for many area associations, and IHDA down payment assistance can layer in for eligible buyers. We pull association documents as part of every attached-home offer we write, and we will run the monthly math on a condo versus a modest detached home side by side.
Do not park your search on a Millbrook condo listing that may never exist. Tell us what the condo is really for — lower maintenance, a lower price point, one-level living — and we will build the alert that actually answers it: Yorkville condos, Plano condos, plus anything unusual that surfaces in the 60536/60541 area. You will see the whole picture from day one instead of watching an empty page.
