The Windings of Ferson Creek is a 380-home planned community on St. Charles’ far west side — rolling wooded ground, a resident clubhouse, pool and tennis, and Ferson Creek winding through the common grounds.
The Windings of Ferson Creek sits on St. Charles’ far west side, in unincorporated Campton Township, with its entrance at Empire Road and Arboretum Drive between Burlington Road and Route 47. The Branigar Organization planned the community in the late 1960s with a design philosophy modeled on landscape architect Jens Jensen’s work — the main road bears his name — laying winding streets and generous common greenways across rolling, wooded ground with Ferson Creek meandering through. Custom homes filled in over the following four decades, joined by 32 attached villas built in 1973–74. The oldest structure predates it all: a 1920s hunting lodge at the south end of Arboretum Drive.
The community’s 380 homeowners share amenities few subdivisions at this price point offer: a remodeled clubhouse, swimming pool, tennis courts striped for pickleball, a fishing pond, sledding hill, winter skating rink, and hiking and biking trails through the common grounds. The homeowners association — a nonprofit with a nine-member elected board and an active environmental committee — owns and maintains it all for master dues of roughly $750–$875 a year for single-family owners; villa owners add a sub-association fee (around $352–$400 a month) covering exterior maintenance. A formal tree policy protects the canopy.
Recent sales put single-family homes between $435,000 and $590,000 — most in the mid-$400s to high-$500s — with villas at roughly $290K–$345K, while current asks have stretched toward $835,000 for the largest homes. Two practical notes distinguish The Windings from most of St. Charles: schools here are Central CUSD 301 (Burlington), not D303, and water/sewer comes from a private utility, Ferson Creek Utilities. Both belong in every buyer’s math, and both are facts we put on the table at the first showing.
