The median detached sale runs around $400K–$420K at roughly $222 per square foot. East of Route 53 expect 1,200–2,400 square feet on mature lots, mostly with no association. West of Weber expect 2,100–4,800 square feet, 1990s–2000s builds, three-car garages, and modest annual dues in some communities. Condition spreads widely on the older stock — original, partially updated, and flipped homes all trade side by side at different numbers.
The east–west choice is the real decision. East-side neighborhoods deliver value, mature trees, and Valley View 365U assignments; west-side neighborhoods deliver space, newer systems, and mostly Plainfield 202 assignments — with tax bills to match the bigger homes. And treat the tax bill as part of the price — it varies by thousands between similar homes across the county and district lines.
Detached demand under $450K is the most competitive slice of the village — expect multiple offers on anything well-priced. Above $500K the pace eases and negotiating room appears. Sellers: the first weekend decides your outcome, so presentation and pricing at the comps matter more than any listing gimmick. Buyers: the same money buys meaningfully different homes a mile apart, and knowing which streets over-deliver is most of the game.
