Expect three buckets: fully updated 1970s–80s homes on the east side that push into the $400s on condition; 1990s–2000s two-stories on the west side — Indian Chase Meadows singles average about 2,750 square feet and mostly trade between the high $300Ks and high $400Ks; and the largest townhomes. Above $450K you start seeing three-car garages, finished basements, and quarter-acre-plus lots as standard rather than exceptional.
The east–west split matters here. East of Route 53 your dollar buys condition and lot maturity; west of Weber toward 60490 it buys square footage and newer construction, usually with Plainfield District 202 assignments and higher total tax bills on the bigger homes. Indian Chase Meadows — the winding-street neighborhood west of Clow Airport — is the signature under-$500K move-up target, with the Lily Cache Greenway trail running through it.

Watch the tax line item closely: a $475K west-side two-story can carry a bill several thousand dollars higher than an east-side home at the same price, which changes the real monthly payment more than a quarter point of rate.
