Expect two to three bedrooms across 1,100 to 2,000+ square feet, attached one- or two-car garages, and private entries. Newer units add basements — some finished — and open main levels. Most associations cover exterior maintenance, lawn, and snow in the monthly fee. End units, updated kitchens, and any unit backing to open space or a pond command clear premiums.
Townhome communities concentrate along the Route 59 corridor and the city’s south and west growth rings — built as Naperville expanded through the 80s and 90s — with smaller enclaves tucked near downtown. The Route 59 clusters pair District 204 schools with the busiest Metra station in the suburban system; the central and downtown-adjacent units trade on walkability and District 203. Both segments stay liquid in every market.
Financing is straightforward — conventional and FHA both work for most associations, but confirm warrantability early. Compare the assessment against what it replaces (roof, siding, lawn, snow) rather than treating it as pure cost. Investors should verify rental policies per association. And walk the community at 6pm, not noon — parking reality and noise are things a listing sheet won’t tell you.
The townhome bracket turns over quickly because it serves the two fastest-moving buyer groups in town at once — first-timers and downsizers. Well-priced units go pending inside two weeks, and updated end units faster than that.
