Expect the three-car to travel with the larger home: typically 2,400+ square feet, four-plus beds, on the wider subdivision lots. True three-car bays run about 30-36 feet wide; tandem third bays are shallower and cheaper—know which you are buying. Side-load three-cars on corner lots are the premium configuration. In the customs, four-car and split garages appear north of $800K.
The Wheatlands and Lakewood Valley are the volume plays for three-car family homes in the $450K-$650K band. Oakhurst’s larger sections and Stonebridge deliver them on the D204 corridor. For new construction, Lincoln Crossing’s 2,899-3,300 square foot plans and Del Webb’s Echelon ranches (2,213-2,754 sq ft) both offer three-car configurations—rare in age-targeted product and worth noting for downsizers who refuse to downsize the garage.
Measure, do not assume: MLS “3-car” spans true triple-wides, tandems, and generous two-and-a-halves. If shop use is the point, check panel capacity and whether the third bay is insulated and heated—retrofits are affordable but negotiable. HOA rules on visible storage (trailers, boats) vary by subdivision; we confirm before you buy the house for the garage.
