Above $500K, the village offers Hughes Creek’s custom homes wrapped around a public golf course, Blackberry Woods’ one- to three-acre wooded estates, the small newer enclave at Blackberry Crossing, and Blackberry Creek’s largest floor plans—homes to roughly 5,400 square feet. Sales in Hughes Creek have reached into the $900Ks. Inventory at this level is a trickle, not a stream: several of these neighborhoods see only a handful of listings a year.

Expect four- to five-bedroom custom and semi-custom homes, generally 3,000 to 5,500 square feet, with three-car garages, finished basements, and lots from a third of an acre to three acres. Hughes Creek homes date from the late 1990s into the 2010s with golf-course frontage on many streets; Blackberry Woods is 1990s custom on wooded acreage with no association in much of the neighborhood; Blackberry Crossing adds 2010s-built homes over 5,000 square feet. Occasional buildable lots—including golf-course lots—still surface for buyers who’d rather build.
Hughes Creek sits off Hughes Road east of Route 47, wrapped around Hughes Creek Golf Club, with larger lots and low turnover—these homes get watched for, and several sell to buyers who’d been waiting on the neighborhood specifically. Blackberry Woods, south of Hughes Road, is the acreage play: one- to three-acre wooded lots minutes from downtown. Both areas feed Kaneland CUSD 302 schools—verify assignment per address. The countryside edges of the village add farmette and estate options outside any subdivision.
Jumbo thresholds rarely bind here—most of this market clears conventional limits—but appraisals deserve attention because comparable sales are sparse; we build the comp case before listing or offering. On acreage, factor well and septic inspections, and on golf-course lots confirm what the course frontage does and doesn’t allow.
