Highland Woods is far-west Elgin’s flagship master-planned community—196 acres of open space, an 18-acre lake, a resort pool with a triple-loop slide, and an on-site District 301 elementary school, with homes from multiple builders still being added in 2026.
Highland Woods sits north of Route 20 along Coombs Road, west of the Randall Road corridor, and it’s the community I show buyers who want master-planned amenities without leaving Kane County’s value zone. Crown Community Development master-planned it around open space—196 acres of it, plus an 18-acre lake and roughly five miles of trails—and then brought in a long roster of builders: D.R. Horton, Pulte, M/I, William Ryan, Silverthorne, and a set of semi-custom names including Overstreet, Meritus, and Distinctive Homes by DeMarco. Building started around 2007, paused with the downturn, and has run steadily since 2016, with homes still being added in 2026.
That multi-builder history is why the price band is so wide. Recent sales run from roughly $394,000 for the earliest production homes to $970,000 for the big semi-customs, with the 2025–2026 median around $635,000 and active listings reaching toward $1.3 million. Homes span roughly 1,400 to 7,200 square feet with three to seven bedrooms—so Highland Woods works as both a first move west of Randall and the long-term house you don’t leave.
The amenity package is the community’s calling card: the Owners Club clubhouse with its fitness center, the resort pool with the triple-loop slide and splash park, seven parks, tennis and basketball courts, and sand volleyball. Country Trails Elementary (District 301) sits inside the community. HOA dues run roughly $38 to $126 a month depending on section, and some parcels carry additional special assessments on the tax bill—we pull the actual bill on every home we show here.

The 2007–2012 phases deliver three- to five-bedroom two-stories from D.R. Horton, Pulte, and William Ryan—typically 1,900 to 3,200 square feet with basements and two- or three-car garages. These are the community’s entry point and trade steadily.
See listings →The post-2016 sections skew bigger—up to 4,500+ square feet—with three-car garages common and premium lots backing to the lake, trails, or conservation areas. The 2025–2026 median sale near $635,000 lives in this band.
See listings →Overstreet, Meritus, Distinctive Homes by DeMarco, and other semi-custom builders deliver the top of the community—recent sales to $970,000 and actives approaching $1.3M on the best lots. This is Elgin’s luxury core.
