For buyers comparing against Yorkville or Oswego, the same budget here simply buys more house.

Expect three- and four-bedroom ranches and two-stories, roughly 1,300 to 2,800 square feet, built from the mid-1990s through the mid-2000s in Norge Hills and on the newer village streets, plus older but often updated homes on the original grid. Two-car garages are standard, basements are common, and lots run about a quarter-acre. No HOA fees on any of it, and no Special Service Area assessments — what the tax bill says is what you pay.
Norge Hills, off Townhouse Road with its Norwegian-heritage street names, is the village’s main subdivision and the most consistent producer at this price — three 2025 sales closed between $330K and $385K. Coy Park Drive and Oak Ridge Drive add established homes in the mid $200Ks to high $300Ks. Everything in the village is a short walk or drive to Townhouse Park, the library, and the Main Street strip.
Conventional financing dominates at this price point, though FHA remains an option. Because Newark records so few sales, appraisers sometimes work with thin comp sets — a broker who knows every recent 60541 closing can support the appraisal with the right data. Budget quarterly for village water and sewer billing, and have us verify the tax history on the specific parcel; bills at this price typically land in the $5,500–$7,500 range.
This segment is Newark’s most liquid, but that’s relative — a handful of sales a year, not a handful a month. Sellers here have been getting close to asking (about 2% under on average), so lowball offers on well-priced homes rarely land.
