Lakefront customs in the Lakelands average well over 5,000 square feet, with 2025–26 sales including $1.53M and $1.125M closings. Springbank’s top tier reached $859,995 on new builds. Condition matters enormously here: a current kitchen and mechanicals can be worth six figures against a dated comparable, because luxury buyers in Plainfield don’t want projects.
The Lakelands sits on the village’s northeast side off Naperville-Plainfield Road—private lake, docks, clubhouse, tennis, and an HOA that reflects those amenities (houses roughly $330–$530 a month). Springbank’s estate sections and Creekside Crossing’s custom streets offer the acreage-adjacent alternative on the southwest side. Both areas feed different D202 high schools, and at this price buyers usually care exactly which one—verify per address with the district.
