Expect three-bedroom townhomes from the 2000s through brand-new, and detached homes roughly 1,500 to 2,200 square feet from the 1990s and early 2000s in the village’s southwest quadrant. Pulte’s Bronk Farm townhomes start around $394K new, and M/I’s Lockley Park singles start in the low $350s—so at this number you can genuinely choose between new construction and an established resale with a yard. Updated resales at this price attract multiple offers, and roughly a third of Plainfield homes still close above list.
The under-$400K detached market concentrates southwest—Caton Ridge, the entry streets of Wesmere, and the older sections near Renwick Road—while new attached options cluster north at Bronk Farm and along 143rd Street at Lockley Park. The downtown-adjacent grid occasionally produces a smaller detached home here too. If schools drive your search, note that the southwest subdivisions feed Plainfield South High School while Bronk Farm feeds Plainfield North; verify any specific address with District 202.
Conventional financing with 5–10% down is the norm in this bracket, though FHA and IHDA assistance remain useful for the townhome side. On new townhomes, ask the builder about rate buydowns—they’re often worth more than a price cut.
