Live Plainfield listings updated daily from the MLS — plus what local buyers should know before making a move.
Townhomes are Plainfield’s fastest-moving segment right now, because they answer the two loudest buyer problems at once: price and maintenance. The town offers both brand-new options—Pulte is actively building Bronk Farm Townhomes from about $394K—and established resale associations from the 2000s at lower price points. For first-time buyers, downsizers leaving big Plainfield singles, and anyone commuting on I-55, this is the practical middle of the market.

Active listings pulled directly from the MLS.
Expect two to four bedrooms, 1,400 to 2,100 square feet, attached two-car garages, and 2.5 to 3.5 baths on the newer builds. Bronk Farm’s three floor plans (Ashton, Bowman, Duncan) run 1,883–2,084 square feet from $393,990, with quick move-ins into the $490s; resale townhomes in established associations generally trade from the high $200s to the high $300s. Monthly fees on new townhome sections run higher (roughly $350 at Bronk Farm per MLS-fed sources) because they cover exterior and grounds.
New townhome construction is concentrated at Bronk Farm (127th and Van Dyke, a mile from Plainfield North High School) and M/I’s attached products off 143rd Street. Resale associations scatter along the Route 59 and Route 30 corridors, with the Lakelands’ Harbor Townes as the premium outlier—lake rights included. Chatham Square also has a townhome section on the 308-schools side of town.
Compare total monthly cost, not list price: a $390K new townhome with a $350 fee covering exterior, lawn, and snow can beat a $360K resale with a $180 fee plus a 15-year-old roof you’ll own. On new builds, ask what the fee covers, when the association turns over from the builder, and whether an SSA applies. On resales, review the association’s reserves and rental cap before attorney review ends.
Townhomes here serve double duty as both entry housing and downsizer housing, which keeps demand constant across market cycles. Well-priced resale units go pending inside two weeks; new-build releases at Bronk Farm move by phase, so the floor plan you want may have a wait. Tell us your timeline and we’ll map the phases.
