Most Sugar Grove condo product is two-bedroom, 1,100–1,700 square feet, in low-rise buildings or paired-villa formats from the 1970s–2000s. Prestbury’s sub-communities — Heather Ridge, One Normandie, Swanbrooke, and the 55+ Meadowridge Villas among them — each run their own association character and fee structure, with attached-unit fees reported roughly $130–$290 a month. Windsor West’s condos (Wentworth, Crofton, Marlfield, Davenport plans) average around 1,677 square feet with attached garages.
The community choice is really a lifestyle choice. Prestbury buys golf-course surroundings, mature trees, and amenity access — on West Aurora 129 schools. Windsor West buys walking distance to downtown, the library, and John Shields Elementary — on Kaneland 302. Meadowridge Villas inside Prestbury is the town’s dedicated 55+ option, a rarity this side of Aurora. We keep current on each association’s fees, reserves, and rental policies, which vary more than listings suggest.
For any condo, the association’s paperwork is half the purchase: budget, reserves, pending assessments, owner-occupancy ratio, and rental caps all affect both your financing and your resale. Have your lender confirm warrantability early — some smaller associations here fall outside standard conventional guidelines and need a different loan structure. And in 55+ sections like Meadowridge Villas, confirm the occupancy rules match your household before you write.
Condo pricing in Sugar Grove has held its value because supply never grows — no builder has delivered new condo product here in years, and Lennar’s new attached homes at Brighton Ridge are townhomes, not condos. For downsizers leaving Sugar Grove singles, that scarcity cuts both ways: your buyer pool is real, but your next unit takes patience to find. We often coordinate both sides of that move.
