Live Sugar Grove listings updated daily from the MLS — plus what local buyers should know before making a move.
Sugar Grove has more new-construction range right now than almost anywhere in Kane County — four distinct programs at four price points. Lennar’s Brighton Ridge starts townhomes around $390K and singles from about $436K. Ryan Homes is building the final phases of Settlers Ridge from about $470K, with a low-maintenance ranch series from about $405K. M/I Homes opened The Grove — the 760-acre master plan at I-88 and Route 47 — from about $490K, with first deliveries expected in 2026. And Hannaford Farm continues as the custom option, with build sites available and builders like John Hall active. I work these communities directly: model availability, lot premiums, incentive cycles, and which spec homes are actually negotiable.

Settlers Ridge: Ryan singles 2,423–3,978 sq ft from ~$470K including the Palladio ranch, with specs recently priced $437,990–$611,092; Village at Settlers Ridge ranches 1,900–2,448 sq ft from ~$405K. The Grove is the one to understand before you buy anywhere in town: roughly 1,400 residences, a 45-acre town center, a business park, 200+ acres of open space and 5+ miles of trails over a ~20-year buildout — approved in 2024 amid genuine local opposition, with construction underway since 2025. It will add amenities Sugar Grove has never had, and construction activity along Route 47 while it does. All three production communities feed Kaneland 302 schools; verify the elementary assignment per address.
Builder base prices are the start of the math, not the end: add the lot premium, design selections, and the second-year tax reassessment at improved value. The builder’s on-site agent represents the builder — bring your own representation, at no cost to you. We negotiate incentives (rate buydowns, closing costs, included options) and track which specs have sat long enough to deal. On pre-sales at The Grove, we also walk the phasing plan so you know what gets built behind your lot line.
Timing matters in 2026: Brighton Ridge and Settlers Ridge have move-in-ready inventory, while The Grove’s first phase is delivering its opening homes — typically the best pricing a master-planned community ever offers, traded against living in an active construction zone for a few years. Custom at Hannaford Farm runs 10–14 months from lot to keys. We help you match the timeline to your move.
