Prestbury is the community that proves Sugar Grove had a master plan before master plans were fashionable. Development began in the late 1960s and early 1970s and continued in phases for four decades, producing a community of more than 950 residences wrapped around what is now Bliss Creek Golf Club — an 18-hole public course threading through the neighborhood. Two lakes (Blackberry Lake and Lake Prestbury), parks, trails, and the Cheshire Club — the community’s clubhouse with pools and tennis and pickleball courts — anchor a genuinely resort-style amenity set that no other Sugar Grove neighborhood matches.
Because it was built across five decades, Prestbury’s housing runs the full spectrum: 1970s originals, 1980s and 1990s customs, and 2000s infill, from about 1,300 to 5,700 square feet, plus townhomes and condos in sub-communities like Heather Ridge, The Townes, and Swanbrooke, and the 55+ Meadowridge Villas. Recent single-family closings have run from the low $400s to the mid $500s, with the broader two-year range spanning roughly $265K (attached) to $790K (the largest golf-adjacent homes) and a 2026 median in the mid $430s. For buyers who want mature trees and an established street instead of a construction schedule, this is the address.
Two Prestbury-specific facts matter before you shop. First, schools: Prestbury feeds West Aurora District 129 — Fearn Elementary, Herget Middle, and West Aurora High — not Kaneland, which surprises many Sugar Grove buyers. Second, the association: the Prestbury Citizens Association runs the amenity set, with aggregator-reported fees around $90–$145/month for single-family homes and higher for attached sections — exact dues are published to members, so we confirm current figures during attorney review on any purchase.

Downtown Sugar Grove and the library are five minutes south; Waubonsee Community College’s main campus is just down Route 47. Galena Boulevard runs straight into Aurora’s west side for daily retail.
Route 56 eastbound becomes Galena Boulevard and meets I-88 for the tollway corridor; Aurora is about ten minutes and Naperville about 30. Orchard Road employers are closest of all.
I-88 access sits minutes east via Route 56 or north via Route 47 — about an hour to the Loop outside rush. The Aurora Transportation Center’s BNSF service to Union Station is roughly 15 minutes from most Prestbury streets.
