Greenbriar is an established subdivision on Yorkville’s south side, laid out west of Route 47 (South Bridge Street) around Greenbriar Road, Walsh Drive, Barberry Circle, and a handful of cul-de-sacs including Buckthorne, Hawthorne, and Coral Berry Courts. Homes went up in phases from roughly 1996 through the mid-2000s. The mix is mostly two-story and ranch single-family homes on lots around a quarter acre — generally 1,800 to about 3,448 square feet with three to five bedrooms — alongside a smaller section of attached duplex ranches in the 1,400–1,700 square foot range. We estimate roughly 150–200 residences in total.

There is no homeowners association, so streets are city-maintained and owners aren’t paying monthly dues. The neighborhood has sidewalks, streetlights, and detention ponds, and Sunflower Park — a barnyard-themed playground with swings and three basketball courts at 1765 Walsh Drive — sits at its southern edge where Walsh Drive continues into the adjacent Sunflower Estates subdivision. Downtown Yorkville, Riverfront Park, and the Marge Cline Whitewater Course on the Fox River are about five minutes north on Route 47, and the Route 47 corridor puts groceries and daily errands within a couple minutes of the neighborhood entrance.

Greenbriar trades in Yorkville’s middle price band: recent closings ran from the high $300s to $515,000, with 2026 sales averaging in the mid-to-high $400s — above the town’s attached-home entry points, below the newer large-format subdivisions and acreage communities. Turnover is modest, typically three to six sales a year, so buyers targeting Greenbriar specifically sometimes wait a season for the right floor plan. The combination of quarter-acre lots, no HOA dues, and direct Route 47 access keeps resale demand steady when homes are priced in line with the last few comps.
