Live Newark listings updated daily from the MLS — plus what local buyers should know before making a move.
Luxury in Newark doesn’t mean a gated production subdivision — it means custom homes on real acreage. The market above $500K is anchored by Estates of Millbrook, the area’s flagship community of 175 one-acre-plus lots with four miles of private trails, where 2025–2026 sales ran $535K to $630K. Above that, rural 60541 estates stretch to $1.25M on multi-acre parcels. Buyers come here for what the established luxury corridors can’t offer: land, privacy, outbuildings, and a custom build’s finish quality at a Kendall County price.

Expect custom single-family homes from roughly 2,400 to 5,400 square feet on one to five-plus acres. Estates of Millbrook builds date from the early 2000s with newer infill (a 2025 build sold at $609K in spring 2026); Foxhurst and the Fox River corridor add wooded and water-adjacent settings. Three-car garages, finished basements, and detached outbuildings are common. HOA burden is light — $350 a year in Estates of Millbrook, none in most of the rural corridor.
Estates of Millbrook, west of Millbrook Road with a Newark mailing address, is the volume leader — roughly a dozen sales in a normal year, more than the rest of the segment combined. Foxhurst adds forest-preserve adjacency and a canoe launch. The Finnie Road and Millhurst Road corridors toward the Fox River produce three-acre properties in the $500Ks, and the occasional signature estate — like the $1.25M Townhouse Road listing currently on the market — tops the range.
Jumbo financing thresholds rarely come into play here, which keeps lending simple, but appraisals matter: comp sets are thin and a broker who can document every recent custom-home closing in the zip protects your valuation. For estate parcels, review covenants, well and septic capacity, and any agricultural lease or tax classification on the land. We walk through all of it before you offer.
This segment rewards patience and preparation in equal measure. Only a handful of $500K-plus homes trade here each year, and the best ones — updated Estates of Millbrook customs, anything with water or preserve frontage — often sell quickly to buyers who were already waiting. Get the alert set up, get pre-approved, and when the right one lists, you’ll be first through the door.
