Live Minooka listings updated daily from the MLS — plus what local buyers should know before making a move.
Under $300K is Minooka’s entry point, and it runs through the attached-home sections of two established communities. Lakewood Trails, west of Ridge Road on the Grundy County side, includes townhomes and condos that have closed from roughly $250,000 — with a resident clubhouse, outdoor pool, and tennis courts in the association. Summerfield, the Kendall County portion of Minooka, adds townhome and condo sections with closed sales starting around $259,500. Homes by Marco tracks 23 subdivisions in town with a price band that starts at $249,900, so while the detached median sits near $398,750, buyers at this number still have a real path into a village that has more than quadrupled in population since 1990.

Expect two- and three-bedroom attached homes, generally built from 2003 through 2011, with floor plans starting near 1,000 square feet. Association fees vary by product: Lakewood Trails runs roughly $30–$140 a month depending on home type, while Summerfield’s townhome and condo sections report about $220–$275 a month for exterior and common-area upkeep. Lakewood Trails owners also get the community clubhouse at 401 Misty Creek Drive with its pool, tennis courts, exercise room, and walking trails. Town-wide, Minooka homes have been averaging about $196 per square foot.
Lakewood Trails sits west of Ridge Road and north of U.S. Route 6, minutes from the I-80 interchange at Exit 122 — it once led the village with 35 sales in a single 12-month span. Summerfield lies west of Ridge Road and south of Wildy Road on the Kendall County side. Both communities feed Minooka CCSD 201 for elementary and junior high and Minooka CHSD 111 for high school, and both put you a short drive from Lions Park, Summit Park, and the shops along Mondamin Street downtown.
FHA financing with 3.5% down works well at this price point, and Illinois Housing Development Authority (IHDA) down payment assistance can layer in for eligible buyers. For any attached home, confirm the association is warrantable with your lender early, and review the fee, what it covers, reserves, and any pending special assessments before you offer. Also verify which county the parcel sits in — Minooka spans Grundy, Will, and Kendall counties, and tax rates and exemptions differ.
Minooka’s median time on market is just 24 days, and the under-$300K slice draws first-time buyers and investors at once, so well-priced attached homes move quickly. Come pre-approved, tour early, and be ready to write. If your budget can stretch, the low-$300Ks band in these same communities opens up more square footage and the occasional detached listing.
