Campton Woods is Campton Hills’ established custom enclave — large homes on wooded acre-plus lots west of La Fox Road, built mainly from the early 1990s through the 2000s, with recent sales from the $800Ks past $1.2M.
Campton Woods is what most people picture when they imagine a Campton Hills estate neighborhood: substantial custom homes set back on wooded lots of an acre or more, north of Campton Hills Drive and west of La Fox Road. There’s no production builder’s repetition here — homes were individually built, mainly from the early 1990s through the 2000s with occasional newer construction, and they were built big: MLS-fed sources put typical homes around 4,600 to 5,800-plus square feet with four to five bedrooms.
The setting is the point. Lots are measured in acres, tree cover is real, and the association footprint is deliberately light — MLS-fed sources report modest fees on the order of $350 to $450 a year, a fraction of what amenity-heavy subdivisions charge. What you’re paying for instead is land and privacy ten minutes from St. Charles. The Wasco hamlet’s restaurants and the Great Western Trail are essentially next door, and Wasco Elementary (CUSD 303) is the neighborhood’s reported elementary assignment.
The market here trades on individuality. Recent sales have run from the $800Ks past $1.2 million, with MLS-fed sources putting the 2025 median around $1.01 million — but the spread is wide because no two homes match in size, condition, or lot. Property taxes are commensurate, with subdivision averages reported around $19K–$22K a year. Inventory is scarce — typically zero to two homes on the market at a time — so serious buyers watch it continuously and move decisively when the right house lists.

The neighborhood’s core: 1990s-built customs around 4,600–5,500 square feet on wooded acres, many with three-car garages, finished walkouts, and first-generation finishes ready for updating. Land value underwrites every dollar.
