The classic profile: four bedrooms up, 2.5 baths, 1,800–3,200 square feet, full basement, two- or three-car garage, built 1995–2010. Newer and new two-stories stretch past 3,500 square feet—Riverstone’s plans run to 4,012 and Springbank resales to 5,800. Pricing spans roughly $350K in the entry subdivisions to $700K+ for large newer builds, with the heart of the market between $450K and $600K.
Every quadrant of the village is rich in two-stories, so the real differentiators are subdivision-level: Wesmere’s pools and lakes, Walkers Grove’s walk-to-downtown position, Springbank’s newer builds near the aquatic center, Chatham Square’s larger 308-side footprints, and the new amenity packages at Bronk Farm and Riverstone. Pick the lifestyle first; the floor plan follows.
On 1995–2010 homes, the inspection list is predictable—roof age, furnace/AC cycles, window seals—so price your offer with that math built in. Check for SSA line items on anything newer. If you need main-floor flex space (office, in-law), filter for plans with a first-floor den or bedroom; several local builders’ current plans offer it, and it’s the most-requested feature we see in this segment.
Because two-story supply is deep, condition and staging separate winners from sitters more here than in any other segment—about a quarter of listings take a price cut, almost always the dated or overpriced ones. Sellers: pre-list prep pays for itself. Buyers: the fifth-best house on your list this month will be replaced by a better one next month; don’t settle early.
