From $500K up, this market trades in space: the largest White Oak Ponds models approaching 4,000 square feet, custom homes in Hampshire Oaks with horse-trail access, upgraded new construction on premium lots, and unincorporated township properties on real acreage that simply do not exist in built-out suburbs. Buyers at this level are usually here for land, outbuildings, or a custom build — and Hampshire remains one of the few I-90 corridor towns where that is attainable without a seven-figure budget.

Expect 2,800–4,900 square foot homes on larger lots, early-2000s custom and semi-custom construction in White Oak Ponds and Hampshire Oaks, and rural properties with acreage, pole barns, or equestrian facilities in the surrounding township. Recent top-of-market listings have reached $650K. At this level nearly every property is distinctive, which cuts both ways: comps are thinner, appraisals need more care, and pricing expertise matters more than in any other bracket.
White Oak Ponds, on Route 72 west of Route 47, is the established executive subdivision — six Kennedy Homes models from 2,448 to 4,950 square feet built 2001–2004, with recent sales between $405K and $481K and the largest homes listing above $500K. Hampshire Oaks, off Higgins west of Route 20, offers custom homes with horse-riding trails and lake access. Beyond the village limits, Hampshire Township acreage properties add the hobby-farm and estate-lot option.
Jumbo thresholds are rarely an issue here, but appraisal strategy is: unique properties in thin comp environments benefit from a broker who can document value. On acreage, verify well and septic condition, zoning for outbuildings or animals, and whether any farmland lease is in place. On the subdivision side, check SSA status — White Oak Ponds carries an active maintenance SSA — and confirm what the annual assessment adds.
The $500K+ bracket in Hampshire moves slower than the rest of the market — measured in months, not weeks — which favors prepared buyers. Sellers at this level need presentation and patience; buyers get negotiating room and time for due diligence. If your search includes acreage, cast the net wider than the village boundary: the best rural properties carry Hampshire addresses but sit in unincorporated Kane County.
