New and near-new homes in Hampshire — active builder communities and recent builds, updated daily from the MLS.
Hampshire is one of the most active new-construction markets in western Kane County, and one of the last where new single-family homes start under $400K. D.R. Horton is building Prairie Ridge west of State Street with seven floor plans from 1,561 to 2,600 square feet, base-priced from the high $350s to the low $450s. Lennar completed Tamms Farm between 2022 and 2025, and those near-new homes now cycle through the resale market at an average list price in the $480Ks. The village’s position at I-90 and US-20 — with the Route 47 interchange minutes away — is what keeps builders and buyers coming.

At Prairie Ridge, expect two-story homes with 3–4 bedrooms, 2.5 baths, and two-car garages; recent quick move-in homes have listed at $441,990–$459,990. Community amenities include a playground, walking paths, and pickleball courts. Tamms Farm resales deliver 2022–2025 Lennar construction across eleven floor plans from 1,455 to 3,146 square feet, many with full basements, with HOA dues around $38 per month. Both communities feed District 300 schools.
Prairie Ridge, developed by Silverthorne with homes by D.R. Horton and Ryan Homes since 2017, is the active community — about 21 homes were on the market there recently, most of them new builds. Tamms Farm sits on the village’s growing side with quick access to Bruce Ream Memorial Park and the Hampshire Forest Preserve. Older new-construction waves — Lakewood Crossing (2006–2016) and White Oak Ponds (2001–2004) — now form the established resale alternative.
Never walk a builder model without your own representation — the on-site agent works for the builder, and having us alongside costs you nothing. We compare builder incentives (rate buydowns, closing costs, option credits) against near-new Tamms Farm resales, review the purchase agreement, and attend the walk-throughs. On any new build, budget for the items base pricing excludes: lot premiums, landscaping, window treatments, and in some communities an SSA assessment.
The new-versus-near-new math in Hampshire is unusually close right now: a Tamms Farm resale with a finished basement and blinds already in can beat a comparable new build on total cost, while Prairie Ridge offers plan choice and a builder warranty. Order matters too — quick move-in homes discount more readily late in a quarter. We track both communities weekly and can tell you which way the leverage points.
