Lakewood Prairie is southwest Joliet’s master-planned community near the Kendall County line — pool, clubhouse, tennis, and trail amenities, Minooka-district schools, and active Lennar new construction alongside two decades of resales.
Lakewood Prairie is the community I show buyers who want the master-planned package — pool, clubhouse, tennis courts, ponds, and connected trails — at Joliet pricing. It sits on the city’s far southwest side near the Will–Kendall county line, east of Ridge Road and south of Theodore Road, and it feeds Minooka-district schools, which is a large part of its steady demand. Development began around 2005 under Lakewood Homes, and over two decades the community has hosted a long roster of builders — Ryland, D.R. Horton, William Ryan, CalAtlantic, and M/I Homes among them — before Lennar took over the current phases.
That multi-builder history is a feature, not a bug: it produced real variety. Resales span roughly 1,400 to 4,400 square feet — townhomes, ranches, and two-stories — and recent sales have run from about $300,000 to the low $500,000s, with the community’s 2026 median in the mid-$380,000s. Today Lennar sells three collections here: townhomes from about $310,000, the one-story Andare collection from the high $360,000s to low $400,000s, and full single-family plans generally in the $450,000s to low $480,000s. Buyers can cross-shop a new build against a five-year-old resale on the next street — a comparison we run constantly.
Association fees vary by product and section — roughly $80 to $210 a month is the working range, with townhome sections at the higher end covering exterior work — and as with any actively developing community, we confirm the current fee, what it covers, and whether any Special Service Area applies to a specific address before you write an offer. The amenity campus, the Minooka school assignment, and the price spread are the three reasons this community stays on nearly every southwest-side buyer’s shortlist.
Pricing reflects Lakewood Prairie sales and active listings as of late summer 2026.
Two-story townhomes of roughly 1,539–1,757 square feet with attached garages — the community’s entry point and among the lowest-priced new construction in the Chicago metro. Association-maintained exteriors keep the ownership math simple.
See listings →Lennar’s one-story plans run about 1,428–1,880 square feet with 2–3 bedrooms and open main floors — the rare chance to buy a brand-new ranch, and a natural fit for downsizers who want single-level living without maintenance projects.
See listings →Two decades of resales from seven builders: 1,400–4,400 square feet across ranches, two-stories, and townhomes. The 2026 median landed in the mid-$380s, and near-new resales often compete head-to-head with the builder’s base pricing.

Lennar is building three collections simultaneously, so buyers can weigh a new build against a near-new resale inside the same amenity base — and builder incentives against resale finished basements. We run that comparison on every deal here.

Everyday errands run along Route 59 and Ridge Road toward Shorewood and Minooka, with the Louis Joliet Mall corridor about 15 minutes northeast. Downtown Joliet’s dining, the Rialto, and the ballpark are roughly 20 minutes.
I-55 access at Route 52 or Route 126 puts the community on the tollway grid quickly, and I-80 is similarly close — the I-55/I-80 logistics corridor is a short commute, which drives much of the community’s demand.
Drivers take I-55 north, typically 60–75 minutes to the Loop outside rush. Train commuters use the Joliet Gateway Center — Rock Island to LaSalle Street (daily, including weekends) or Heritage Corridor to Union Station on weekday rush schedules — about 20 minutes from the community.
