Live Montgomery listings updated daily from the MLS — plus what local buyers should know before making a move.
Single-family homes are the backbone of Montgomery—homeownership here runs near 80%, and the detached stock spans everything from original village blocks near the Fox River to 2000s master-planned communities and current D.R. Horton construction. Most detached sales land between $300K and $530K, with the village median at about $349K. For buyers who want a yard, a garage, and Fox Valley commuter access without Oswego or Naperville pricing, this is the search.

Expect three- to five-bedroom homes from roughly 1,400 to 3,900 square feet. The dominant product is the 2001–2013 two-story with a two-car garage and full basement, but the range runs from pre-war village homes to Seasons Ridge ranches to new Marquis Pointe builds. Quarter-acre lots are standard in the newer communities; the older grid offers smaller lots but walkability to the riverfront.
Lakewood Creek and Seasons Ridge produce the steadiest volume; Huntington Chase, Blackberry Crossing West, and Saratoga Springs carry the move-up end; Foxmoor covers the Kane County side; Balmorea and Orchard Prairie North fill the middle. Every one of them has its own county, school, HOA, and SSA profile—the most consequential detail in Montgomery house-hunting.
Before you write on any Montgomery single-family home, know three numbers: the effective tax rate for that parcel’s county (2.33% Kane / 2.55% Kendall), the SSA or special assessment if any (Lakewood Creek’s runs ~$1,600/yr on singles), and the school district assignment. Two otherwise identical homes a block apart can differ by thousands a year. We put all three in front of you with the comps.
Detached homes are Montgomery’s most competitive product—going pending in about a week, majority over list. The winning formula hasn’t changed: underwritten pre-approval, same-week showings, and an offer calibrated to the specific comp set, not the zip-code average.
Whether you are just starting your search or ready to schedule a showing, Kealan O’Neil is here to help you every step of the way.
