Built primarily by Lakewood Homes from around 2000 through the mid-2000s, it spans single-family homes, duplexes, townhomes, and condos—roughly two dozen floor plans from about 900 to over 2,500 square feet—spread across sections wrapped around retention ponds, parks, and green open space.
That range is the neighborhood’s defining feature. A condo or duplex gets you in around the high $200Ks; core three- and four-bedroom singles trade in the low-to-mid $300Ks; and the largest plans reach toward $500K. Median sale prices have recently run around $330K—right at the village median—with homes moving quickly when priced correctly. For move-up buyers already in the community, the ladder from attached home to larger single often runs just a few streets over.
One thing to get right here is the school assignment. Lakewood Falls sits along the boundary between Valley View CUSD 365U and Plainfield CCSD 202, and different sections feed different districts and schools—including Lakewood Falls Elementary, a District 202 school that carries the neighborhood’s name. Lakewood Falls sits on the village’s southwest edge, so daily errands split naturally between the Weber Road corridor and downtown Plainfield, each about ten minutes out. The village’s recreation core—Uptown Square, the Rec Center, Heritage Falls—is a similar drive northeast.
Weber Road reaches I-55 in under ten minutes for the Bolingbrook and Naperville corridors, and Route 126 runs west toward Plainfield and I-55’s southern interchanges. I-355 is roughly 15 minutes for DuPage-bound commuters.
Plan on 45–60 minutes to the Loop by car via I-55 outside of rush hour. The Romeoville Metra station’s weekday Heritage Corridor trains run to Union Station, and the BNSF line at Route 59—about 15 minutes north—adds express options.
