Fox Hill is one of Yorkville’s longest-established subdivisions, built out in phases from roughly 1995 through the mid-2000s on the city’s west side, south of Route 34 and west of Route 47. The neighborhood runs along John Street between Sycamore Road and the Rob Roy Creek corridor and holds an estimated 350 or so residences — single-family homes on the interior streets plus duplex, townhome, and condo sections concentrated along Chestnut Lane, Cottonwood Trail, and Stoneridge Court. No single production builder dominated the buildout, so the streetscape shows more variety than Yorkville’s later master-planned communities.
The neighborhood’s anchor amenities are its two city parks. Fox Hill East, at 1474 Sycamore Road, has a playground, basketball court, picnic area, and baseball and soccer fields. Fox Hill West, at 1711 John Street, covers 18 acres along Rob Roy Creek with a ball field, trail, and a 12-hole disc golf course set in the natural area. A detail that sets Fox Hill apart: instead of a master homeowners association, the subdivision’s common areas are maintained by the United City of Yorkville through Special Service Area 2004-201 — the city bids out the landscape maintenance (most recently in spring 2026) and the cost shows up as a line item on the property tax bill rather than a monthly dues statement.
For buyers, Fox Hill is one of the more affordable footholds on Yorkville’s west side. Attached homes — duplexes, townhomes, and condos — have recently traded from the low $200s to the low $300s, while single-family homes generally run from the mid $300s to about $410,000, keeping most of the neighborhood below Yorkville’s newer master-planned communities on a price-per-home basis. Turnover is steady but thin, roughly 10 to 11 sales a year, so well-priced listings here tend to go under contract quickly.

The core of Fox Hill is detached single-family housing, mostly three- and four-bedroom two-story and ranch plans from about 1,450 to 2,950 square feet. Recent sales have run from the low-mid $300s to about $410,000, with the larger plans on Cottonwood Trail and Evergreen Lane at the top of the range. These suit buyers who want an established lot and tree cover without the fees of Yorkville’s amenity-heavy newer communities.

The main campus is at 797 Game Farm Road, about two miles from Fox Hill, with the adjacent YHS Academy building housing ninth graders at 702 Game Farm Road.
Fox Hill sits on the Route 34 corridor at the west end of town. Kendall Marketplace’s big-box retail and restaurants are a few minutes east on Route 34, and downtown Yorkville — the Fox River, Bicentennial Riverfront Park, the Marge Cline Whitewater Course, and the Route 47 business district — is about a five-minute drive.
Route 34 runs straight east to Oswego and on toward the Naperville area, while Eldamain Road at the neighborhood’s west edge connects north toward Plano. Route 47 north reaches I-88 in about 20 minutes for commutes to Aurora, the western suburbs, and DeKalb.
Drivers typically take Route 47 or Orchard Road north to I-88 east; downtown Chicago is roughly an hour outside of peak traffic. For rail, Metra’s BNSF line runs from the Aurora Transportation Center (about 25 minutes away) and the Route 59 station, both offering express service to Union Station.
