The Kendall Marketplace area is the residential pocket that grew up around Yorkville’s main shopping corridor on the west side of town, north of Route 34 (Veterans Parkway) and west of Cannonball Trail. The retail center itself β roughly 590,000 square feet anchored by Super Target, The Home Depot, Kohl’s, Dick’s Sporting Goods, Marshalls, and PetSmart β opened in 2008, and the land around it was zoned for homes as part of the original 2006 planned development. After the residential piece sat idle for over a decade, McCue Builders delivered a section of single-family homes along Blackberry Shore Lane between roughly 2018 and 2021, and Yorkville-based Abby Properties followed with the Townes of Kendall Marketplace, a townhome community of about 164 units across four phases that is still building in 2026.
The draw here is convenience rather than a clubhouse: the neighborhood has sidewalks, street lighting, and small park and open-space parcels, with the shopping center’s groceries, restaurants, and big-box retail a short walk or two-minute drive away. Single-family homes run about 1,660 to 3,635 square feet on lots averaging around a third of an acre, while the townhomes are three-bedroom, two-car-garage plans of roughly 1,660 to 2,680 square feet. Downtown Yorkville and the Fox River are about five minutes east on Route 34.
Buyers here fall into two camps. First-time buyers and downsizers shop the Townes, where new construction starts around $300K β one of the lower entry points for new-build product in Yorkville β and the builder has offered rate-buydown incentives on inventory homes. Move-up buyers target the McCue single-family section, where recent resales have run from the low $340s to the mid $530s, squarely mid-market for Yorkville. The townhome side turns over steadily β more than 40 closings in 2025 β so well-priced listings tend to move quickly.

Kendall Marketplace is the largest retail power center in Kendall County β about 590,000 square feet anchored by Super Target, The Home Depot, Kohl’s, Dick’s Sporting Goods, Marshalls, and PetSmart, plus restaurants and services. Residents here can handle most weekly errands without getting on a highway.
Abby Properties is still delivering new townhomes in the final phase of the Townes of Kendall Marketplace, with builder inventory priced from roughly $299K to $347K. Incentives such as a 3-2-1 temporary rate buydown have been offered on select homes.
The residential streets were platted with sidewalks and street lighting throughout, plus dedicated park and open-space lots inside the neighborhood. It is a compact, walkable layout rather than a sprawling amenity campus.
The neighborhood sits directly on Yorkville’s main east-west artery. Downtown Yorkville and the Fox River are about five minutes east, and Route 47 β the north-south spine to I-88 β is roughly two miles away.

The elementary most sources assign to this area; it sits off Route 47 on Yorkville’s north side, a short drive up Cannonball Trail or Route 47. Confirm the current attendance boundary with CUSD 115 for any specific address.
Yorkville’s middle school campus is on the south side of town off Route 47; bus service runs to the Kendall Marketplace area.
The district’s single high school is on Game Farm Road near downtown Yorkville, roughly five minutes from the neighborhood.
This is the west end of Yorkville’s commercial spine. Downtown Yorkville β Bicentennial Riverfront Park, the Marge Cline Whitewater Course, and the restaurant row along the Fox River β is about five minutes east on Route 34. Raging Waves waterpark and the Route 47 retail corridor are a similar drive.
Route 34 runs east through Oswego to Naperville and Aurora’s south side, and Route 47 connects north to I-88 in about 15 minutes for commutes toward the East-West corridor. Orchard Road offers a second route to the Aurora job market.
Drivers typically take Route 47 north to I-88 east; downtown Chicago is roughly 55β60 miles. For the train, Metra’s BNSF line runs express service from downtown Aurora, about a 20β25 minute drive from the neighborhood.
