White Oak Estates is an established enclave of roughly 95 custom single-family homes on estate-style lots along the Fox River’s south bank off Fox Road, about a mile west of downtown Yorkville, built 1991–2002.
White Oak Estates was developed in phases through the 1990s on the strip between Fox Road and the Fox River, just west of Route 47 (Bridge Street) on Yorkville’s near-west side. Homes here were built by various custom builders rather than a single production operation, which shows in the variety along White Oak Way, Norway Circle, River Birch Drive, Spruce Court and Fir Court. County parcel records show roughly 95 built homesites, with construction dates running from 1991 to about 2002 plus rare later infill.
The neighborhood’s character comes from its lots and its setting: parcels range up to about an acre, mature trees have had three decades to grow in, and the north edge of the plat follows the Fox River corridor — MLS-fed data shows dock and water-rights designations on some parcels, along with ponds inside the neighborhood. River’s Edge adjoins it to the west, Hoover Forest Preserve and Silver Springs State Park are minutes further out Fox Road, and downtown Yorkville’s riverfront and Bridge Street restaurants are about a mile east.
White Oak Estates is one of Yorkville’s established move-up pockets. Homes run roughly 2,500 to 5,600 sq ft, and recent closings have ranged from $450K to $665K, with the largest homes topping $700K in strong markets ($740K in 2022). Turnover is genuinely low — three to five sales a year is typical, and as of mid-2026 the only listing was pending near $600K — so serious buyers often need to move quickly or shop off-market.

On Prairie Crossing Drive off Route 47 south of downtown, roughly a ten-minute drive east from White Oak Estates.
On Game Farm Road just north of downtown — about five to ten minutes via Fox Street and the Route 47 bridge.
White Oak Estates is about a mile west of downtown Yorkville along Fox Road, with Bridge Street’s dining, the riverfront park and the whitewater course a five-minute drive. Everyday retail runs along Route 47, and Kendall Marketplace’s big-box stores are on the town’s northwest side.
Route 47 connects north to Route 34 for Oswego, Aurora and Naperville — typically 30–40 minutes to those job centers — and on to I-88 near Sugar Grove in roughly 20–25 minutes. Routes 71 and 126 on the south side serve Oswego and the Plainfield/I-55 corridor.
Plan on roughly an hour to 90 minutes by car to the Loop (about 55 miles) via I-88 or I-55. Metra BNSF service to Union Station runs from the Aurora and Route 59 stations, each about a 25–35 minute drive.
