Expect the market’s most complete homes: larger Fairwinds two-stories up to about 3,220 square feet, Woodlake Landing houses alongside a private airstrip, Sandhurst’s biggest detached homes (recorded sales to $510,000), and lake-access homes at Lake Holiday. Many properties sit on half-acre-plus lots, and outlying parcels often exceed an acre. Outside city limits expect wells and septic; in-town homes carry municipal utilities.
Woodlake Landing is the conversation piece at this price — one of the Chicago area’s few residential airparks, with a private 2,988-foot paved runway (FAA identifier IS65) and Edgebrook Country Club’s par-72 course alongside. Fairwinds supplies the newest inventory, including Ryan Homes construction from about $355,000. Lake Holiday adds a private 328-acre lake southwest of town — interior and lake-access homes there fit under $500K, while true lakefront generally trades above it.
At this band the diligence list matters as much as the loan: verify the county (Sandwich straddles the DeKalb/Kendall line, and Lake Holiday sits in LaSalle County), the school district (Sandwich CUSD 430 for most addresses, Somonauk CUSD 432 for portions near Lake Holiday), association dues where they apply, and well and septic condition on rural parcels. Conventional financing handles nearly everything under $500K here.
