Expect a range that runs from established large-lot homes of the 1960s–1990s in the outlying subdivisions to acreage properties that — along with Lake Holiday lakefront — occupy the roughly $500K-to-$1.1M top of this market. Wells and septic are standard outside city limits, outbuildings and detached garages are common, and Woodlake Landing adds the region’s most unusual acreage angle: an airpark on 46 acres with a private 2,988-foot paved runway (FAA identifier IS65).
Jurisdiction is the organizing fact. Sandwich straddles the DeKalb/Kendall county line, and the Lake Holiday area extends into LaSalle County — the county determines taxes and building rules parcel by parcel. Schools split too: most addresses feed Sandwich CUSD 430, while portions near Lake Holiday to the west feed Somonauk CUSD 432.
