Live Sandwich listings updated daily from the MLS — plus what local buyers should know before making a move.
New construction has returned to Sandwich for the first time since the 2008 downturn. Ryan Homes is actively building Fairwinds Phase Four — 58 homesites in the established Fairwinds community in northwest Sandwich — with new homes priced from about $355,000 and marketed as among Chicagoland’s lowest-priced new construction with included basements and half-acre homesites. The plan itself dates to a 2003 approval, stalled through the downturn, and restarted in 2025; the result is brand-new homes inside a community with finished streets, a lake and park area, and an existing association.

Expect ranch and two-story designs — the Fairwinds community spans roughly 1,570 to 3,220 square feet with three to five bedrooms across 18-plus floor plans — with basements included on the new homes and half-acre homesites standard. Phase Four joins the existing homeowners association at $45 per month, and the community feeds Sandwich CUSD 430. Earlier-phase resales have closed roughly between $310,000 and $455,000, a useful benchmark for what finished homes here are worth.
Fairwinds sits west of Latham Street and north of US 34 on the DeKalb County side of the city, with sidewalks, curbs, street lights, and tennis courts already in place from the original mid-2000s phases. Beyond Fairwinds, custom is the other new-construction path: buildable lots at Woodlake Landing (the airpark community) have listed around $48,000, and Lake Holiday lots start near $25,000 for buyers who want to build at the lake.
The builder’s sales staff represents the builder — bring your own representation from the first model visit, at no cost to you as the buyer. We help clients compare floor plans and homesites, price design-center decisions against resale value, and negotiate credits where the market allows. On a custom lot-and-build path, construction-to-permanent financing rolls the land and build into one closing; several local lenders handle these routinely.
New from about $355,000 against a $321,900 ZIP-wide median sold price is an unusually small new-construction premium — that math is why Phase Four is drawing attention from beyond Sandwich. Fifty-eight homesites is a finite run, and the earliest buyers get the best homesite selection. If a new build is on your list, walk it early.
