Expect four- and five-bedroom homes from 2,400 to 3,800 square feet, full basements (finished ones push toward the top of the bracket), and lots around a quarter acre. Walkers Grove resales ran $470K to $670K over the past year; Chatham Square singles $545K to $705K; Springbank spans the whole bracket with 2025–26 medians in the $540K–$590K range. New construction competes directly: Bronk Farm singles from $523,990, Riverstone from $549,990, and Leighton Pointe from $554,990.
Geography splits this bracket three ways. North of 127th Street: Chatham Square and Bronk Farm (note Chatham Square is Oswego CUSD 308 territory—a deliberate choice for some buyers). Near downtown: Walkers Grove, with its namesake elementary school inside the neighborhood and Lockport Street a walk away. Southwest: Springbank, with the park district’s aquatic center at its entrance. East along the DuPage River, Riverstone is the new option with a 30-acre park and river trails.
At this price, negotiate the details, not just the number: builders in the bracket regularly cover closing costs or rate buydowns, and resale sellers expect requests on inspection items. Verify the SSA status on anything built after 2005—several newer sections carry them—and compare school assignments street by street: this bracket spans D202’s North, South, Central, and East feeds plus the 308 side. Move-up buyers here usually have a home to sell, so plan sequencing early—contingent offers still work in Plainfield when they’re structured right, and bridge options cover the gap when they’re not.
