Expect three- to four-bedroom single-family homes between roughly 1,300 and 2,200 square feet — ranches, split-levels, and two-stories from the 1950s through the 1990s — plus the larger end of the townhome market. In-town homes bring character and walkability; the east-side subdivision homes bring newer systems and attached garages. At this price, condition drives everything: a well-updated 1,600 sq ft home will outsell a dated 2,000 sq ft home in this bracket, and inspection findings become the second negotiation.
The in-town grid around downtown produces steady inventory in the $300Ks — older homes within walking distance of State Street, the canal trails, and the train. East of downtown, the lower end of Broken Arrow’s single-family sections and similar 1990s neighborhoods dip under $400K when original-condition homes list. Watch both: the in-town homes win on location and lot maturity, the subdivision homes on layout and garages.
Conventional financing with 5–10% down is the norm in this bracket, and FHA remains common. Budget realistically for taxes — Lockport’s effective rate runs about 2.86% and varies by school district, so two similar homes can carry meaningfully different bills.
