Two-story layouts dominate, basements are common (finished ones command a premium), and golf-course or pond-adjacent lots in Broken Arrow carry their own markup. Kitchens and baths tell the pricing story in this bracket: renovated homes push the top of it, original-condition homes create the opportunities.
Broken Arrow is the volume leader — its single-family sections generally trade from the low $400s into the mid $500s, so the under-$500K slice catches most of them. Regency Point’s homes north of 7th Street trade from the high $300s to around $500K with park and tennis amenities. Karen Springs mostly starts where this bracket ends, but its smaller floor plans occasionally list under $500K and move fast when they do.

Get ahead on two Lockport-specific diligence items: the exact school feeder pattern for the address — five elementary districts serve different sections of the city — and the full tax bill, which can range meaningfully at this price.
