Living in Ashton Ridge

Ashton Ridge is the most interesting new-construction story in the Tri-Cities: Pulte took the 1000 McKee Street brownfield where the Siemens/Furnas factory once stood — a mile west of downtown Batavia — and is turning it into roughly 160 residences: 73 single-family homes plus a townhome neighborhood, approved in 2024 with construction underway since 2025. Infill at this scale, walkable to a real downtown, essentially does not happen elsewhere in the Fox Valley.

The single-family side builds Pulte’s life-tested lineup from the Vista ranch to the Woodward, roughly 1,500 to 3,100 square feet, from $499,990 with active listings optioned into the $600s. Ashton Ridge Towns start at $399,990 for two-story plans of about 1,883–2,500 square feet with 2-car garages — quick move-ins have priced in the $450K–$490K range. Homesites back to open space, and Engstrom Family Park sits nearby.

The location does double duty: H.C. Storm Elementary and Batavia High School are both in walking distance, downtown’s river blocks are about a mile east, and the Geneva Metra station is roughly 2.5 miles north. Downtown is a mile east — walkable, bikeable, or a three-minute drive. Randall Road retail runs five minutes west, and Hall Quarry Beach five minutes southeast along Water Street.

Commuting to the Suburbs

Route 31 and Randall Road connect the north-south corridor; I-88 is about ten minutes south. Fermilab’s Pine Street entrance is roughly ten minutes east across the river.

Getting to Chicago

Geneva’s Metra station (UP-West) is about 2.5 miles — roughly an hour to Ogilvie. The Aurora Transportation Center’s BNSF expresses are about 12 minutes south. Driving, plan 50–70 minutes via I-88.
