Prairie Commons occupies about 55 acres east of Kirk Road at Wind Energy Pass, north of Butterfield Road on Batavia’s east side. The concept dates back to city approvals from the 2000s, but the community as built is Lennar’s: two- and three-story townhomes delivered between 2019 and 2023 under the builder’s “Everything’s Included” spec. The plan was approved for up to 242 townhomes; roughly 150 were built, which left the community with more open space than the original drawings.
The townhomes run two product lines — Urban and Traditional — across plans from about 1,472 to 2,381 square feet with two to three bedrooms, 2.5 baths, and attached 2-car garages. Because Lennar specced finishes consistently, resale condition is unusually uniform: what varies is plan, position (pond and park views carry premiums), and care. The HOA runs roughly $150–$231 a month covering lawn and snow.
This is the practical entry point to east-side Batavia: J.B. Nelson Elementary serves the area, Fermilab’s campus is minutes north on Kirk, I-88’s Farnsworth interchange is about ten minutes south, and two private parks plus a Batavia Park District site sit inside the plan. Recent resales ran $357,500–$419,500, averaging around $377K — against a citywide median near $500K.
