Live Batavia listings updated daily from the MLS — plus what local buyers should know before making a move.
Townhomes are where Batavia’s market has added the most inventory in the last decade — and where it’s adding more right now. Lennar built roughly 150 townhomes at Prairie Commons east of Kirk Road between 2019 and 2023 (resales now $355K–$420K), Pulte’s Ashton Ridge Towns are under construction a mile from downtown starting at $399,990, and Deerpath Crossing supplies the value end around $300K–$365K. With Lennar’s Abbey Meadows planned nearby, the pipeline runs years deep.

Expect two- and three-story plans of 1,450 to 2,500 square feet with two to four bedrooms, 2.5 baths, and attached 2-car garages in the post-2019 stock; Deerpath Crossing’s older units run smaller. HOA fees — roughly $150–$231 at Prairie Commons — cover lawn and snow, which changes the monthly math against a detached home more than most buyers expect.
Prairie Commons is the resale benchmark: Lennar’s “Everything’s Included” spec means consistent finishes, and the community’s parks and pond lots add variety. Ashton Ridge Towns trade newness plus walkability — H.C. Storm Elementary, the high school, and downtown are all walking distance, a combination no other new community in the Tri-Cities currently offers at the price.
On new construction, the advertised base price is the starting point — lot premiums and options move the real number, and builder incentives (rate buydowns, closing costs) move it back. We negotiate those directly at no cost to you. On resales, review the HOA’s reserves and ask specifically about roof and driveway replacement schedules — those are the big shared-cost items.
Townhomes here hold value because the entry-level detached alternative keeps getting more expensive — the median Batavia sale is near $500K, so a $380K townhome with covered exterior maintenance is the practical first purchase for a lot of households. Well-priced units go pending in under two weeks.
