Morningside covers the streets north of Route 68 near Kennedy Drive — 1960s and 70s single-family homes plus townhome sections, next to Golfview Elementary and the Bonnie Dundee golf course on Carpentersville’s east side.
Morningside grew as part of the same east-side wave that built Meadowdale, filling in north of Route 68 (Higgins Road) and east of J.F. Kennedy Memorial Drive from the mid-1950s onward, with the bulk of construction landing in the 1960s and 1970s. It reads as a quieter continuation of the Besinger-era village: curbed streets, sidewalks, mature trees, and a mix of housing that runs slightly larger and slightly later than its better-known neighbor to the south.
The mix is the story here. Morningside offers both single-family homes — averaging around 1,575 square feet, larger than the typical Meadowdale ranch — and townhome sections averaging just under 1,100 square feet, with overall sizes running from about 1,024 to nearly 2,000 square feet and two to four bedrooms. Detached homes carry no HOA. That two-track market lets buyers at meaningfully different budgets land on the same streets: recent sales have ranged from about $205,000 into the $290s, with occasional larger homes reaching the $350s.
Position is Morningside’s quiet advantage. Golfview Elementary sits at the neighborhood’s doorstep, Bonnie Dundee Golf Club runs along Kennedy Drive, and the Route 25 corridor delivers I-90 in about ten minutes — the fastest tollway access on the east side. For buyers priced out of Algonquin or the Dundees who still want a house rather than a unit, Morningside is one of the first places we show.
